Nansledan is what makes building in Newquay unlike building anywhere else in the county. The Duchy of Cornwall’s 540-acre extension has been going up since 2013, with 3,700 homes planned out to around 2045 and 827 completed by the end of 2024. It runs to a strict traditional design code: slate from Trelivett and Delabole, De Lank granite from Bodmin for kerbs, lintels and sills, and Cornish-language naming on the streets and buildings, from Kosti Veur to Skol Nansledan. Building in or near it means building to that code rather than to a volume house-builder’s standard details.
The rest of the town is older and busier. The conservation area protects the Victorian seaside townscape around Fore Street, Cliff Road and Narrowcliff, including landmarks such as the Victorian Gothic Hotel Victoria of 1899. Out at Pentire, near Fistral, converted apartments and Victorian and Georgian terraces are let for self-catering, and refurbishing one of those runs to a tight seasonal calendar: the work has to be finished and the site cleared before the lettings start again.
