Building in St Ives
St Ives divides into Downalong, the old fishing quarter on the narrow spit between the harbour and Porthmeor, and Upalong, the higher town running up The Higher Stennack toward Hellesveor. Downalong is where the Grade II listed granite fishermen’s cottages are: three storeys, whitewashed, mostly built in the 1850s, with steep narrow staircases and rooms laid out for a way of living nobody has now. Reconfiguring the inside of one of those is a different discipline from extending a modern house, and it rewards patience more than speed.
The Conservation Area was designated in October 1968, and the streets it covers are cobbled, steep and tight: Fish Street, Virgin Street, Teetotal Street, Back Road East. Getting materials in and waste out is a genuine part of planning a job here rather than an afterthought, and parking permits shape the programme. Second homes passed a quarter of the housing in the town, and in 2016 St Ives became the first place in the UK to vote to ban new-build second homes, a decision later upheld in the High Court. The practical result is that most building work in St Ives is improving what already stands.
