From a plot to a house you live in.

A Nevitt Construction is a family run building contractor based in Hayle, working across West Cornwall since 1975. We take self build projects from a bare plot through drawings, planning and groundworks to a finished house, on projects from £30,000 to £3,000,000.

Self building is the most rewarding way to get the house you actually want, and the easiest way to lose control of a budget. Most of what decides which of those happens is settled before anyone digs.

How a self build runs with us

    Before you commit to the plot

    The most useful conversation is the earliest one. Access, ground conditions, drainage and what the planners are likely to accept decide more about what a plot costs to build on than its price does. We will walk it with you and say what we think, before you are committed.

    Drawings and planning

    We can draw the scheme, or build to an architect's design if you already have one. Doing both means what gets drawn is something that can actually be built, on that ground, to the budget you have — rather than a design that has to be value-engineered back after it is approved.

    Groundworks and the build

    Site clearance, foundations suited to the ground, drainage and the slab, then the structure and the finish. One team through the whole job, so nobody is blaming the trade before them.

    Handover, and afterwards

    We finish, make good and hand over a house. Then we stay reachable. We have been in the same corner of Cornwall since 1975 and intend to still be here when you have a question about it.

What a self build actually costs

We do not publish a price per square metre, and we would treat any builder who does with some caution: the figure is only ever true for the house it came from. Our published range is from £30,000 extensions to £3,000,000 new builds, and where a project sits in it depends on these:

  • The plot itself: access for machinery and deliveries, slope, and what the ground turns out to be once it is opened up
  • Getting services to the plot — water, power and drainage runs can be the difference between two otherwise identical sites
  • Foundation type, which the ground decides rather than the budget
  • The size and shape of the house: corners, roof complexity and glazing cost more than floor area does
  • Specification, which is the part you control most and the easiest place to overspend quietly
  • Whether it is a full turnkey build or you are taking on parts of it yourself

The honest answer for any specific plot comes from looking at it. That costs you nothing and it is the only number worth having.
